SHAWN WILLIS, Owner/Broker of IPS-AG, began his career in 1990 at CB Richard Ellis (formerly Coldwell Banker Commercial) in Sacramento. He later joined Grubb & Ellis Commercial in Walnut Creek and was an awarded agent and/or among the top 10 agents every year from 1991-1993.

Shawn joined IPS-AG in 1993 to focus on specializing in investment sales in the East Bay Area. He has developed an extensive database of investment properties and maintains contact with over 4,000 owners in his market area. Shawn's marketing skills, years of experience and "owner" perspective have helped him participate in closing over $360 Million in investment transactions since joining IPS-AG. Shawn’s client list includes many lenders, banks and institutions, but Shawn is most proud of his work with regional and local investors who have entrusted him to handle transactions with what is often their largest asset. 

Shawn is a graduate of California State University at Sacramento, with a degree in Business Administration with special emphasis in Real Estate.

SAUL ARMIAN began his real estate career in Boston, Massachusetts where he managed commercial, multifamily properties becoming an Asset Manager. Getting his MBA from Babson College he combined his creative predisposition with business expertise to segue into advertising campaigns for clients nationwide. Today, Saul shares his combined skills of asset management, marketing strategies and enhanced technology to keep IPS-AG at the forefront of our industry.


MARY FOSTER joined the IPS-AG team as an assistant to the busy office. A wearer of many hats, she designs proposals, brochures, and postcards using Photoshop to enhance property photos, researches sale and rent comparables, compiles market research data, maintains the property database, and organizes the growing volume of records.
